The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020
New regulations coming into force from 1st June 2020 will require all new tenancies from 1st July 2020 and any existing tenancies from 1st April 2021, to have an Electrical Installation Condition Report (EICR) carried out. These have to be renewed and tested at least every five years by a suitably qualified Electrician. Note the regulations apply to England only.
As part of the Regulations, landlords are required to supply a copy of the Report to each tenant within 28 days of the inspection and test being carried out, as well as keeping a report of the results themselves and actioning as necessary. These must be kept until the next inspection is carried out.
The Regulations also state:
- Testing and inspection must take place and a Report issued, before a tenancy can go live
- Any remedial work must be carried out within 28 days of the initial inspection (unless the Report states the works must be carried out sooner)
- When requested, the Report must be provided to the local housing authority within 7days
